What is a lien waiver?
A lien waiver is a signed document in which a contractor, subcontractor, or supplier gives up their right to file a mechanic's lien for payment they have received.
Waivers come in conditional and unconditional forms, and in partial (progress) or final versions. Owners and lenders collect them as payments are made so the property stays free of payment claims.
Exchanging the right waiver for each payment protects everyone in the payment chain.
